Keep Records

Keep Records
There are few things you could do as a homeowner that will save you more time and aggravation than keeping good records. Set up a simple system and follow it. There are many good ways to keep records, but the easiest way we know of is to use a three ring binder. Start with the blueprints or floor plans, if you have them. Add dividers for subjects such as Improvement Receipts, Repair Receipts, owner's Manuals and Decor.

Improvement receipts:
When you buy a new fixture or appliance, put the receipt into the binder. If you need to save the original for tax purposes, put a photocopy into the binder. When you need to order a part or check to see whether the appliances is still under warranty, you've got all the information you need - date and place of purchase, model number and so forth.

Repair receipts:
When you buy parts for repairs or pay professionals to make repairs, save the receipts. The documentation comes in handy for warranties, but it also creates a record of what has been done to the house, when and by whom. Records like this are invaluable to you as ah homeowner and priceless to the next owner if you ever sell the house.

Owner's manuals:
These manuals have a way of going missing unless you have a system for storing them. Send in the warranty cards and put the manual in your binder every time you purchase a fixture, appliance, or tool.

Decor:

Set up a separate section of the binder with a page for each room. List everything you know about the surface treatments in the room - pain color, carpet type and color, wallpaper manufacturer and pattern number. Any time you make changes to the decor, make a note of the change and the date. Ten years from now, the local paint store may not offer Sebreexe Sunrise, but if you know the color number or have the color chip and the date you purchased it, they very well may be able to mix you up a batch.

Add any other categories that would help you keep track of what has been done to the house and what might be required in the future.
Keeping a notebook like this might sound tedious, but the time required is nothing compared to the aggravation you avoid by having such a resource.
